Stevens Engineers provided civil engineering and land surveying services for this 232 unit planned unit development. The project included single family, two family and multi-family homes.
The most significant feature of the project was a fast-track schedule. The time from the start of the preparation of the preliminary plat through the start of grading was about three months.
In addition, the concept plan prepared by another consultant was reworked to achieve buildable lots while avoiding steep slopes that were protected by agreement between the City and the State of Wisconsin.
The project included:
- Revisions to the site plan to achieve a minimum acceptable building envelope for all lots while protecting steep slopes and maintaining the unit count of the concept plan.
- Preparation of plans and specifications to comply with City standards for grading, sanitary sewer, watermain, storm sewer and streets in a fast-track schedule.
- Permit applications for sewer and watermain extensions, state stormwater, and grading.
- Maintenance of the project budget so that the final project cost was within 3.5% of the original bids and was about 97% of the engineer's estimate.
