Stormwater Management

In 2005, Stevens Engineers provided civil engineering services for a 19 lot single-family home project
adjacent to the nationally acclaimed Liberty on the Lake. The project was designed to achieve a density of
about 3.5 homes per acre while protecting a significant portion of the trees on the heavily wooded site.
In addition, a unique water feature was incorporated into the storm water plan to turn the water
management features into a significant site amenity.

We worked closely with the owner, his planner, City staff, Watershed District staff, and the neighbors to
work out key design details to turn a promise of environmental sensitivity into reality.

The project included:
  • Assistance with site planning to achieve an economic site plan within the confines of a small site with stormwater ponds and significant tree protections.
  • Preparation of plans and specifications to comply with City standards for grading, sanitary sewer, watermain, storm sewer and streets.
  • Permit applications for sewer and watermain extensions, state stormwater permit and Watershed District grading permit.
  • Design of a unique water feature including ponds, a trail with pedestrian bridges, waterfalls, and a stream all with water provided from the stormwater ponds.
Total engineered project cost: $814,000.
